The most important step in buying a holiday home lodge or chalet is to find the right park. With stunning views across the Dyfi Estuary and beyond, Aberdovey Lodge Park is the ideal escape, offering peace and quiet in an idyllic setting – whenever you come to stay.

HOW LONG IS YOUR SEASON?

When you own one of our holiday homes we want you to use it as much as you can.The park is only closed for the month of January, so you can really take advantage of your holiday home, whatever the season.

WHAT ARE THE ANNUAL RUNNING COSTS?

The annual ground rent and maintenance charges varies for individual lodges and chalets so please contact us for further details.

The Council Tax band on all lodges and chalets is band A. Please contact Gwynedd Council, Cae Penarlag, Dolgellau, Gwynedd. Tel: 01341 422 341

Water charges – The annual water charges are presently just over £210.00

Electricity is metered and you are in a direct contract with the energy supplier of your choice.

Gas – Only the lodges, and a selected few of the chalets have LPG. This is provided from a bulk underground tank and is metered at your pain of use.

Insurance premiums depend on the value of the Lodge or Chalet. Whilst we do not insist upon using any specific insurance provider, we have negotiated very favourable rate with our insurers and will me more than happy to give you their details.

CAN I ARRANGE MY INSURANCE THROUGH THE PARK?

Whilst we do not insist upon using any specific insurance provider, we do insist that your holiday home is insured for the full replacement value.

Our preferred supplier is Compass Insurance. We have worked closely with Compass and have always found them to provide the cover in line with our requirements and those of our owners. We have negotiated very favourable rate with Compass and most of our owners now use them. We will me more than happy to give you their details.

CAN I MAKE A HOLIDAY LODGE / CHALET MY MAIN HOME

Aberdovey Lodge Park is strictly a Holiday Home Park. Lodges and Chalets cannot be used as you main or only home.

CAN I SUB-LET MY HOLIDAY HOME

No you may not sublet or rent out your holiday home. We have no problem with family or friends using your holiday home. The reason being that your holiday home is in a small community where we encourage people to respect their neighbours.

DO YOU ALLOW DOGS?

We have no problem with you bringing your pets as it is your home. However, they must be well behaved, not allowed to wonder uncontrolled and do not cause nuisance to other owners. All fesses is cleaned up immediately. We have a large field where you can exercise your pets as long as it is with consideration to others.

ACCESS STATEMENT

At Aberdovey Lodge Park we endeavour to make our park as accessible as possible to all. The

entrance to the Park is off an A class road, with a 300m long tarmac drive unto the main part of thesite.

Due to being situated in a small steep valley which is why some of our Holiday Homes have spectacular views, access to some homes can be difficult for some people, but there are large areas of the park where access should be no problem.

We have endeavoured to make all our new Holiday Homes as access friendly as possible and willwork closely with any owners to see if improvements can be agreed upon to make access evenbetter
