Owning a holiday home

Our Ownership Model

At Aberdovey Lodge Park, our holiday homes are available on a leasehold basis. This means that when you purchase a lodge, you are buying the lease for a set period of time rather than owning the property outright.

When you become a leaseholder, you secure the right to use and enjoy the lodge for the duration of the agreed lease term. During this time, you will be responsible for paying annual rent, maintenance charges, and water charges. These fees help us keep the park in great condition for everyone.

It’s important to note that these charges are reviewed every year to ensure we continue providing high-quality services and facilities.

The costs upfront

Budgeting for your holiday home...

When buying a holiday home, there is a lot to consider, and finances are a big part of that. In addition to the initial purchase price, you will need to budget for a few ongoing annual costs.

To help you make an informed decision, when you view the details of one of our holiday Lodges that is for sale, you will find a detailed breakdown of costs relating to the running of that Lodge. These are

  • Reviewed annually.
  • Covers park upkeep to ensure a pristine environment.
  • Reviewed annually.
  • Water – Our water comes from a natural spring on the mountain above the park. The annual fee covers supply, treatment, and testing.
  • Electricity – Each lodge has its own meter, allowing you to choose your supplier, just like at home.
  • Gas – If your lodge has gas, its supplied from a central tank, so you never have to worry about changing bottles or running out.
  • Your lodge must be insured for full replacement value.
  • We have a partnership with Compass Insurance, specialists in holiday homes. However, youre free to choose your own provider.
  • You pay only 11/12ths of the standard rate since the park closes in January.
  • No second home premium applies, as the park is open for only 11 months.
